Luxury Housing for the Multi-Millionaire

The economy may be on a downswing, but so far that hasn’t affected Pensacola’s luxury home market. Prices on luxury homes are higher than ever, and waterfront property is becoming increasingly scarce and valuable. But even with prices at an all-time high, real estate agents suggest that prices in Pensacola are actually among the most reasonable in the nation.
“People coming in from California and other places out west think our prices are very reasonable,” says Gwen Applequist of Coldwell Banker JME Realty. “I think that many executives have a relatively large amount of discretionary income, and they want to make good investment. Real Estate has always been a good investment, and is particularly good today. Look what’s happened to the stock market!”
Kathy Tanner, a real estate agent with Spencer Realty in Gulf Breeze, suggests that Pensacola’s luxury home prices beat out even nearby competitors such as Seaside and Destin.
“I think prices for luxury homes in Pensacola are very reasonable,” she says. “If you go down to Seaside, prices run a thousand dollars per square foot. Tiny lots are going for over a million dollars just to the east of us. You can get an entire house for that here, on the waterfront. That’s one of the reasons luxury home buyers are always smiling at the closing table. They’re treating themselves to a lifestyle choice, while making a good investment at the same time.”
Although it’s possible to buy a waterfront luxury home for under a million dollars, many buyers are putting more expensive houses on their waterfront lot. The reason for that is simple.
“You pay a premium price for waterfront lots,” says Suzon Wilson of Coldwell Banker JME realty. “And when people pay $400,000 for a lot, they build an $800,000 house on it. That’s the normal ratio. Of course the price of the lot will vary based on location. Typically, Gulf front lots are the most sought after, and the most expensive. Lots on the Santa Rosa Sound and Pensacola Bay run a close second. Bayou Texar is also a premier waterfront site because of its central location.”
